Valuation

We have an extensive knowledge of the local and regional retail, industrial and office markets and have a large database of property transactions gained from our experience working within these markets.

We are fully conversant with the provisions and guidelines of the Royal Institution of Chartered Surveyors Appraisal and Valuation Standards (Red Book) and are able to produce reports in accordance with these Standards where required.

We are panel valuers for many of the major financial institutions and regularly undertake secured lending valuations on their behalf.

Business rates

Rateable Values for non-domestic properties are re-assessed every five years.

The latest revaluation came into effect on the 1st April 2005.

Oakley Commercial is experienced in advising clients as to whether or not a Rating Assessment of a particular commercial property is appropriate, submitting appeals and, if required, are able to negotiate on behalf of clients with the Valuation Office Agency in order to minimise your rating liability.

We are able to provide advice in relation to a wide variety of commercial property and have a thorough working knowledge of all aspects of the rating system.

Oakley Commercial complies with the Royal Institution of Chartered Surveyors Rating Code of Practice.

Landlord and tenant

We provide specialist advice in relation to rent reviews and lease renewals of all types of commercial property throughout southern England.

We have an in depth knowledge of rental values and a sound technical knowledge of all relevant case and statue law relating to commercial leases.

Rent reviews

• We are able to advise landlords as to how best to maximise the rental income from their property and in turn the value of their assets.

• We are able to advise tenants as to how best to minimise their occupational costs and challenge any increases proposed.

Lease renewals

• We are able to advise, both landlords and tenants through the statutory lease renewal process in relation to appropriate terms for new leases.

• We are able to liase with your solicitors from an early stage in order to ensure that the best results are obtained for our clients.

Expert evidence

We are able to act as an expert witness for both landlords and tenants where rent review cases are referred to Arbitrators or Independent Experts or where lease renewal cases are referred to court.

We are fully conversant with the Civil Procedure Rules and act within the guidelines of the Royal Institution of Chartered Surveyors.
